Project Overview

AARAA Infrastructure Pvt. Ltd. is executing Civil, Interior, and MEP Fit-Out works as part of a strategic engagement with Reliance Group in Chennai. The scope includes repair, renovation, and expansion works delivered with a focus on quality execution, operational efficiency, and compliance with Reliance's stringent project standards. Reliance Group, one of India's largest conglomerates, demands best-in-class construction quality and safety across all its facilities. AARAA's engagement reflects the depth of trust placed in our ability to deliver complex, multi-discipline fit-out works within a demanding corporate environment. The Chennai project spans civil structural works, full interior fit-out across multiple areas, and an integrated MEP services package covering HVAC, electrical, plumbing, fire-fighting, and ELV systems. Our project management approach ensures seamless coordination between civil, interior, and MEP teams — preventing interface conflicts, maintaining a clean and safe site, and delivering every system ready for occupation and commissioning. The project is being executed with minimal disruption to existing facility operations, using phased work packages and strict access control protocols.

Civil Works Scope

The civil works component covers structural modifications, repairs, and expansion required to adapt the existing facility to Reliance Group's operational requirements. This includes load-bearing assessments conducted by AARAA's structural engineers to validate modification proposals before execution. Concrete repair works include jacketing of columns, crack injection, and carbonation treatment to restore structural integrity. Waterproofing of basements, slabs, and wet areas is executed using membrane systems approved to BS and IS standards. New slab constructions — including mezzanine additions and roof slab extensions — are executed in compliance with IS 456 for reinforced concrete. Sump and utility pit works, including manholes, inspection chambers, and underground tanks, form part of the civil scope, providing the underground infrastructure that feeds the MEP systems above. All civil works are executed by AARAA's in-house civil team with daily quality checks and documented inspection reports.

Interior Fit-Out Scope

The interior fit-out scope transforms raw or existing spaces into high-quality functional environments aligned with Reliance Group's corporate aesthetic and operational requirements. Partition systems include full-height glass partitions, gypsum board walls on metal stud framing, and brick partitions where required for acoustic or structural purposes. False ceiling systems include concealed grid, exposed grid, gypsum board, and GRC panels depending on area requirements. Flooring installations span vinyl plank flooring in office areas, epoxy flooring in utility and technical zones, and polished granite in entrance lobbies and reception areas. Internal and external painting is executed using approved VOC-compliant paint systems. Door installations include solid-core flush doors, glass doors, fire-rated doors, and associated hardware including door closers, panic bars, and electromagnetic hold-open systems. Reception counters, workstation clusters, and breakout area furniture installations complete the interior scope.

MEP Systems

The MEP fit-out is the most technically intensive component of AARAA's scope for Reliance Group. HVAC works include supply and installation of Air Handling Units (AHUs), fan coil units (FCUs), fresh air units, complete ductwork fabrication and installation, supply/return/exhaust diffusers and grilles, and full BMS integration for centralised climate control monitoring. Electrical works cover LT main distribution panels and sub-distribution boards, power and lighting cabling, light fixture installations (LED panels, downlights, linear lights, emergency lighting), DG set integration with AMF panels, earthing and lightning protection systems, and UPS installations for critical loads. Plumbing works include domestic cold and hot water piping, sanitary drainage piping, cistern and fixture installations in toilets and pantry areas, and sump pump and pressurisation system installations. Fire-fighting systems include wet riser and sprinkler systems, fire hydrant and hose reel installations, FM200 suppression systems for server rooms, and addressable fire alarm panels with smoke detectors, heat detectors, and manual call points. ELV systems encompass structured cabling (Cat 6A), IP CCTV systems, access control (card readers, electromagnetic locks), video door phones, and public address (PA) systems across all floors.

Testing & Commissioning

Testing and commissioning is a critical final stage for MEP systems — it is the process that validates design intent against real-world performance. AARAA's commissioning team conducts factory acceptance testing (FAT) for major equipment, site acceptance testing (SAT), and integrated system testing (IST) to verify that all MEP systems operate in coordination. Commissioning documentation includes test reports, O&M manuals, as-built drawings, and training records for the client's facility management team. Snag clearance is managed through a digital punch-list system, with each item tracked to closure before final handover certification. Client walkthroughs are conducted at practical completion and again at the end of the defects liability period.
